My plot has a B-Khata. Can I still build?

Not directly — BBMP will not process a building plan application on a B-Khata property. It has to be regularised or converted to A-Khata (now e-Khata) first, and that's a separate process with its own timeline that has to be completed before plan submission. We flag khata status during the site feasibility study, because discovering it after you've committed to a design is a costly way to learn it.

How much can I actually build on my plot?

Less than most owners expect. Permissible built-up area is governed by the FAR applicable to your zone, and the footprint is further constrained by mandatory setbacks on all sides, with additional requirements for corner plots. Road width also affects what's permitted. We assess all of this at feasibility stage, before design, so the house you fall in love with is one you're allowed to build.

Do you handle the building plan approval?

Plan submission through the BBMP/GBA system must be made by a registered architect or licensed professional. We coordinate closely with your architect and consultants on drawing requirements, site verification and departmental queries. If you don't already have an architect, we can work with you to bring one in. We'd rather be precise about this than claim to sanction plans ourselves.

Why does building to the sanctioned plan matter so much?

Because the Occupancy Certificate depends on it. The OC confirms the building matches the approved plan — and without it, BESCOM and BWSSB connections can be refused, home loan disbursement gets complicated, and resale becomes materially harder. Deviations are cheap to make during construction and extremely expensive to correct afterwards.

What happens if my approval expires before I start?

A sanctioned building plan is valid for a defined period from the date of issue. If construction hasn't commenced within it, renewal is required — a simpler process than the original sanction, but one worth planning around rather than discovering.

Is the interior work included, or is that a separate contract?

It can be included, and most of our clients scope both together. That's what allows interior detail — service routing, storage, ceiling depths — to be designed alongside the structure rather than retrofitted into it.

How long does building a house in Bangalore take?

It depends on plot size, number of floors, specification and — often the biggest variable — how quickly approvals move. Approval timelines are driven mainly by documentation completeness, outstanding property tax dues and land-use classification rather than by processing speed. We commit to a construction programme after feasibility and sanction, when the variables are known.

Do you take on renovations and additional floors, or only new builds?

Both. Structural renovations, extensions and additional floors are within scope — though additional floors require checking that the existing structure can carry the load and that the addition stays within permissible FAR and height limits.
